Javier Guzman, Loan Officer
Javier Guzman brings a diverse background in many aspects of the affordable housing industry to CCRC. Fluent in both English and Spanish, Javier began his career as a field researcher for a political economy research institute. He also served as a project manager for Chinatown Service Center, performing tasks necessary to obtain local land use entitlements, permits, variances, and neighborhood acceptance/support of projects. He also assisted with marketing efforts during project lease-ups. Javier also was a project manager for Hollywood Community Housing Corporation where he conducted due diligence and coordinated a team of attorneys, lenders and investors.

Javier’s list of more than 200 completed units and projects-in-progress includes the following:
  • Cesar Chavez Gardens: a mixed-use project consisting of 49 units of low-income housing and a child care center for approximately forty-eight children. The project was financed with 4% tax credits, City of Industry funds and bond proceeds.
  • Harold Way Apartments: 51 units of low-income and HOPWA special needs units financed with 9% tax credits and local funds.
  • Views at 270: a mixed-use project consisting of 56 units of low-income housing, a Walgreen’s pharmacy on the ground floor and a 1000 sq. ft. retail space on the corner. The project also includes a Rapid Transit bus stop and will serve as a small transportation node to the red line subway station two blocks north of the development.
  • Allesandro Apartments: 18 units of HOPWA housing financed by HUD 811 funds, the project includes parking on-grade and a roof deck.
Javier received his B.A. from California State University Northridge and a masters degree in UrbanPlanning from UCLA.
